Cheras Vista 3: FINAL Billing!!

Its been four months since my last blog entry being posted. Today finally have some good news to post again at here. Perhaps most of you guys already knew it which I received the final progressive billing for Cheras Vista 3. This mean our dream house finally completely built and we will receive the house key very soon.

Once I had received the letter, I contacted developer immediately to clarify the house handover procedure. Below are the information I gathered:

1. The earliest date we can collect our key is 10 Jan 2011 (Monday).

2. Even though your bank released the payment earlier, you still have to wait till 10 Jan 2010. So do not request your bank released final payment earlier, save the interest. :)

3. Have to pay around RM1k for TNB deposit, Syabas deposit and misc fees. Payment can be made by cheque or cash.

The total amount due for the last billing is RM83,160.00.

The received certificate of stage completion is only applied to Block H for Cheras Vista 3.

Cheras Vista 3: Seventh Billing Received

Its been more than two months since I received my sixth progressive billing from developer, which dated on 22 April 2010.

Today finally received the long-waited seventh progressive billing. We are really excited for it!! Hurray!!

The total amount due for the seventh billing is RM20,790.00.

I went to Cheras Vista 3 today and saw the workers busy building the road. The road construction should be done very soon. Besides, I noticed the playground and surrounding fence were under construction now.

5小時訂空

儘管售價超過百萬令吉，Sam Ling集團發展的Desa Parkcity Casaman，所有147個售價在175萬及214萬令吉起跳的2層與3層排屋，在推售當天短短的5個小時內被訂購一空，雪隆房產一手市場最新的現象，突顯出房產市場正醞釀另一股投資熱潮。

超過650名登記者，在推售當天參與抽簽儀式，每人帶來5萬至10萬令吉的銀行匯票，做足了準備功夫，確保抽中自己，即可馬上繳付首期錢、以免走寶。

Desa Parkcity Casaman排屋推售計劃，分別是39個單位的雙層排屋，以及108個單位的3層排屋，每平方尺售價平均650令吉，這樣的價格水平，數年前可以買到地點不錯的半獨立式洋房或獨立式洋樓，料想不到短短幾年間，在避過全球金融危機衝擊後，屋價倍增飛漲，令許多準備購屋或提昇房屋質量的業主，有措手不及的感覺。

Desa Parkcity Casaman所在位置與甲洞距離不遠，在白蒲大道未建好時，前往甲洞的通路比較受限制，既不方便又費時；不過，在銜接交通建好後，便利性獲得加強，縮短了距離與時間，甲洞的產業價值逐年上漲，造就今天的形勢。

市場人士認為，Desa Parkcity產業今天的水平，除了地理位置之外，其他的輔助原因包括園林設計、格局與概念，管理與規劃都比較新穎。

此外，Desa Parkcity的Westside One共管公寓，一共有338單位，每平方尺售價600令吉，建築面積在969與2066平方尺之間，在一週末的推售禮後，其中的非土著單位，大約售出90%。

新推出的產業售價一再提高，在一定程度上，與原有的首期、次期產業逐漸增值有很大關係，最大的受益者當然是有能力擁有多個產業單位的投資者。

隆雪檳“貴屋”得排隊抽籤

八打靈黃金三角的珍珠白沙羅，是另一個後市看起的新市鎮，莫實得控股（BSTEAD, 2771, 主板種植組）發展的Surian共管公寓，共有311個單位，每平方尺售價600令吉，也不便宜。

在7月初週末的推售禮兼抽簽儀式過後，售出80%的單位，所有的非土著單位皆被訂購，儘管建築面積龐大，介於1679至2443平方尺，每單位售價介於92萬6000至130萬令吉（大多數建築面積在850至1400平方尺之間），但依然獲得市場不俗的反應。

森那美（SIME, 4197, 主板貿服組）位於USJ高原的Reika排屋，共有107個單位，每單位售價98萬2000令吉，土地面積24尺ｘ80尺，7月初週末的推售禮，吸購率達75%，比2009年11月推出Kayangan Puteri產業計劃（售價80萬8000至83萬8000令吉），售出率多了19至22%。

在檳城，產業公司東方（E&O, 3417, 主板產業組）的Quayside勝地共管公寓，共有298個單位，每平方尺售價685令吉，2009年10月的非正式推售禮、已售出65%，也是很不錯的水平。

今年7月，實達集團（SPSETIA, 8664, 主板產業組）料將通過抽簽方式，決定實達生態園8Ｃ（Setia Eco Park）半獨立式的業主，這個只有24個單位的洋房產業、售價在180萬令吉之間，對比2009年10月杪推出的第8Ｂ期、售價在120萬令吉的產業單位，上漲了50%。

隆超豪公寓
3800萬天價成交

位於首都吉隆坡城中城豪華公寓的超級閣樓單位，今年6月以3800萬令吉的“超好價”成交，成為近年來其中一些在大馬交易價最昂貴的房產。

本地產業顧問公司Zerin產業首席執行員辛赫認為，這是大馬金額最大的共管公寓閣樓交易計劃，儘管仍需進一步確認。

據瞭解，買家曾經榮登《福布斯》富豪排行榜，今年6月22日，他訂購了Binjai樓Ｂ座、在第42層建築面積1萬4300平方尺的三重閣樓，3800萬令吉的交易價，表示該閣樓是以每平方尺2660令吉成交。

發展商Layar Intan市場與行銷經理特莉哈爾說：“買家購買這間閣樓準備自住，他對吉隆坡城中城（KLCC）的360度空中輪廓線不受阻擋視野情有獨鍾，好比倫敦海德公園所提供的景觀，買家說Binjai On The Park就像是他在世界上的其中一個家園。”

Binjai的兩座45層公寓大樓，共有171個單位，該產業計劃營業額超過6億令吉，每平方尺平均價為2600令吉。

在過去的6個月，另外3間閣樓，各以大約1800萬令吉售出，以每平方尺計，至今轉手價最貴的單位坐落在第38層的一間標準單位，每平方尺售2900令吉。

隨著Ｂ樓所有單位的售出，如今只剩下Ａ樓的標準單位，各有3700平方尺，Binjai是唯一坐落在KLCC公園佔地50英畝的共管公寓，也是KLCC發展大藍圖的一部份，Layar Intan則是KLCC（控股）私人有限公司的獨資子公司，也是國油的獨資子公司。

Binjai賣點每單位視線不受阻擋

黃氏發展唯高達研究分析員說：“Binjai的賣點，是每個單位都擁有不受阻擋的視野。”

Layar Intan市場與行銷經理特莉哈爾說：“30%的買家來自日本、香港、英國及歐洲其他國家，大多數的買家都是商人或企業家，已在全球多個國家擁有房產，他們喜歡Binjai是KLCC唯一輪廓線不受阻擋的產業發展計劃。”

她補充，購買Binjai單位的本地買家，多數準備自住，或作為孩子的產業，至於海外買家，則視為假日家園或過境的客棧。

滿家樂奠定新價格指標

滿家樂的房產價格創下新的價格指標，據瞭解，滿家樂範圍Verve Suites最後一棟一些單位，以每平方尺1580令吉售出，這是可觀的售價。

由Bukit Kiara產業公司發展的Verve Suites第4棟Vox Tower，甫於6月推售，這個共有250個單位組成的產業計劃，取得80%的售出率，每平方尺平均價為1250令吉。

產業單位受到追捧，這與Verve Suites所在位置理想、強調主題式的居住概念，以及Bukit Kiara產業是一家口碑不錯的公司有關。

不過，這些獻售的產業單位（已裝飾）面積有大、有小，例如462、926以及1395平方尺，與陽光MK28標準單位的2275至2756平方尺稍有不同。

由於建築面積小，折算起來Verve Suites每平方尺的價格也比較昂貴，滿家樂去年已完工的共管公寓大約有1000個單位，大多數是在2007年興建，當時是產業市場的高峰期，大部份的買家看好產業市場的展望。

鄧志明：投資者重新物色單位

亨利行市場行銷私人有限公司首席營運員鄧志明說，本地市場從2009年第二季開始活躍，去年首季的偏淡讓不少投資者養精蓄銳，待市場擺脫頹勢後，又邁開他們穩健的投資步伐，重新進場物色優質單位。

少數一些投資者也可能基以貸款利率醞釀上漲，在去年下半年與今年上半年，調整投資比重，儘管說基本借貸率在今年調升，但與過去的高利率比較，仍不是很高。

銀行貸款配套有利投資者

銀行的貸款配套也有利於投資者做出投資產業決定，而不是繼續等待，發展商在之前推出的獎掖措施，也有一些推動作用，當然也有助於他們達到預期的銷售目標。

在市區的幾個共管公寓計劃，吸引買家的購興，主要是地點理想、單位建築面積有大、有小，足以迎合個別投資者的購買要求。

吉隆坡城中城產業交易價繼續創新高，主要是這裡依然是外資的投資首選，策略性的地點、首都的主要地標，出入方便，都是吸引投資者的一些原因。

外國人前來本地購買、投資產業，對本地人價格高昂的房產，卻讓投資者愛不釋手，主要是歐美買家貨幣匯率兌換為馬幣後，成為一筆可觀的數目，欲成為本地產業業主並不困難。

政府修訂產業條例推動購潮

政府之前修訂的外資購置產業條例，也在一定程度上推動外資的購買，另外，在巴生河流域的有地產業，其吸引力相對比共管公寓高，一些地區的排屋，轉手價或新推出的單位，售價過百萬令吉，新的產業計劃正式推出前，出現排隊數天的現象，發展商需以抽簽方式選擇買主，已不是新鮮事。

鄧志明表示，大馬的住宅產業價格保持穩定，吉隆坡城中城的豪華共管公寓、滿家樂的產業市場，在消化金融危機的衝擊後，已步入好景期。

黃廣安：房價唱好
發展商蓄勢待發

產業顧問協會會長黃廣安針對巴生河流域、特別是首都及八打靈再也黃金三角產業市場，最新的發展概念與格局時表示，今年開始，本地產業市場蓄勢待發，共管公寓、排屋等產業單位的售價、轉手價逼近百萬令吉的例子比比皆是，令業者為之振奮不已。

產業市場是一個具有動力的領域，可以帶動許多行業的發展，首都吉隆坡的產業計劃，在規劃、設計、促銷配套等方面，基本向先進國看齊。

去年加入市場的新產業計劃並不多，主要是發展商持觀望態度，這在某種程度上，促成今年推出的產業計劃，獲得市場不錯的反應。

今年初開始復甦的產業市場，在進入第二季時，復甦步伐繼續加速，許多發展商在去年首半年展延或擱置產業計劃的發展，促使住宅產業過剩的問題並不大。

雖然共管公寓的價格在2008年杪下跌，特別是吉隆坡城中城一些共管公寓的價格；惟在後來價格開始回升，最近推出的高檔共管公寓發展計劃，反應基本還不錯。

黃廣安說，不久前公佈的一些數據，顯示全球經濟已從走下坡的形勢中復甦，世界經濟的復甦，將對大馬經濟的成長起正面影響，產業將是其中一個受惠的行業，吉隆坡城中城產業的銷售、價格再創新高，就是一個很明顯的例子。

皇冠城第9期商業中心‧公共巴剎料半年內動工

（雪蘭莪‧加影）坐落於皇冠城第9期商業中心首個公共巴剎預計將在半年內開始動工，屆時，居民就可在一個可以遮風擋雨的環境里購買蔬菜水果了。

將設停車場及候車站

根據瞭解，整個巴剎範圍占地超過2英畝左右，其中1英畝將會建造巴剎，而另1英畝則是用來建設停車場，而一小部份則是用作建設候車站。

整個皇冠城占地共有850英畝左右，城內共有1萬2000戶住家，有500間店面，目前皇冠城里大約有7萬人居住，而且皇冠城附近還有兩所大專，為此此區的確需要一間公共巴剎。

House Furniture - Sofa & Coffee Table

I have been very busy visit to furniture shop last weekend and finally got new member to my house: sofa and coffee table.

We went to quite number of shop to survey the price, study and view the furniture. So just want to share some summary about our visit.

Luzini - Taman Seputeh: They have wide range of sofa design, either full leather or fabric sofa. The price is a bit high but we are impressed with the fabric sofa because they got many types of fabric to use, all imported from Italy. Not to mentioned they used kayu meranti to build the sofa frame.

Viani Mobili - (Jalan Universiti, Petaling Jaya): Sister company of Luzini. Offered wide range of modern furniture including sofa, dining table, bar stool, TV cabinet. You can custom made the fabric sofa as well. The price is lower compared to Luzini and all the prices given are negotiable and the staff are willing to give more discount when you asked for it.

Lorenzo (Taman Seputeh, Jusco Cheras Selatan) - Shop that always having sales, the price is attractive during sales, but come with limited color choice or only display set available. Personally I like the white series TV cabinet most, simple but elegant.

Rozel (Old Klang Road) - Most friendly and helpful staff, I heard their after sales service very good as well. They are well known with their full leather sofa. During sales, you may find out some model on sales with very low price. That day we saw one 2+3 full leather sofa with the selling price less than 4k.

Lavino (Bandar Kinrara) - Their show room is very big and offering wide range of furniture, including mattress on the first floor. There are many modern style TV cabinet selling there, some of it are the full set TV cabinet with feature wall, TV bracket on the wall and tall display cabinet.

Red Apple (Bandar Kinrara) - Most of the products are classic style with dark brown wood (forgot the wood name). We prefer modern style so did not ask more information.

Miva Creation (Jalan Universiti, Petaling Jaya) - They are having anniversary sales last weekend and have minimum 20% store-wide discount. Some of furniture have discount up to 70%. Their divan design is the best so far I had seen, make me feel a little regret when seeing their divan with discounted price. Anyway, we bought our sofa and coffee table there, we liked it very much and price is reasonable cheap.

MFO (Section 19, Petaling Jaya) - Many mattress brand to choose from including MyLatex, Therapedic, Getha, King Koil, Napure, etc..The prices sound attractive and the divan design quite nice as well.

If you have more shop to recommend, feel free to post it here. We still have few items to shop. What in my mind right now is TV cabine, dining table and wardrobe.

Alternative to fund for your renovation cost - FlexiPay

House renovation is another big expenses in our life, but it is unavoidable if you want to build your dream house.

There are few ways to finance the renovation cost if you running out of budget, such as saving, credit card, credit card 0% installment, balance transfer, personal loan, loan from parent, withdraw money from EPF and etc, which known by most of us. Here I am going to share another alternative which is quite new in Malaysia - credit card flexipay.

In short, flexipay allow you to convert your credit card purchase into monthly installment with minimal interest charged upfront. This is an alternative if you unable to fork out large sum of money to pay your purchase. Of course, if the merchant can offer you with 0% installment, why bother about this flexipay.

Based on current offer, the flexipay interest actually is lower than balance transfer. Here is some of the bank offer which offering flexipay with attractive rates. The lowest rates in the market right now is offered by CIMB bank with 2% for 10 months or 5% for 30 months.

BLR rates Increased - Part 2 in 2010

Even though this post is being late for two weeks, after the BLR rate was increased on 18 May 2010 by most of the major bank in Malaysia, but I just want to write this post to keep track the BLR changed news.

Most of the consumer bank has increased the rates to 6.05% from 5.80%, another 0.25% hike since the last BLR hikes.

Kitchen 3D Design - First Draft

Last Saturday went to an interior design company located in Kajang to get the quotation of my kitchen. The staff really friendly and helpful. We spent about three hours there to study the material, view the sample kitchen and draft the 3D kitchen design with designer.

Previously we had done some study on the material such as melamine board, meico board, 3G door, solid surface, granite, etc..but all just "talking on paper". :)

This design definitely will be changed, due to the window between wet kitchen and dry kitchen. So the planning is to switch the location of sink and hob, so no need to remove the window, but if that the case, need to relocate the piping.

Behind Lot 6 Flat :
Construction at work.Suspected open burning late at night into wee hours. Quality of air is poor and hazy as at 17/3/2010 on whole Bandar Mahkota Cheras.

Bandar Sungai Long :
Beside Garden Park red apartment, empty space, undergoing contruction. They had cleared a big, huge empty land. How they clear it ? Check the sky and air quality.

I think contruction these days are not considerate being having employed people secretly to open-burning at sites at odd hours. Making the air-quality bad with pollution. Tiny ashes flew around and sticked to laundry. This is also hazardous to residences' health.

Who-ever is responsible at these construction sites, they should think of the "people", the citizens, which consist of old folks, babies, humans.

How could they do such a BAD thing ? May the authority do something on them and check on them on how they clear the land.

（雪蘭莪‧加影）皇冠城主要通道入口處暗藏“殺機”，靠近22間商店的道路處有一半的路坑洞四處，其中一個窟窿還寬達3尺深5寸，不少電單車騎士在夜間不慎掉入陷阱！

Last two days ago received the fifth progressive billing from developer. The total completeness of the house is 60% right now, left over the drains and roads.

Hurray!! Very excited with the progress. Hehe. I can move in very soon. Anyone know the expected completion date based on current progress? Is it possible to get the key by end of this year?

BLR rates Increase!!

BLR rates was increased by banks since yesterday after Bank Negara has increased the overnight policy rate (OPR) by 25 basis points last week.

Most of the bank has increase the BLR rates from 5.55% to 5.80%. while some other bank raised to 5.75%(BSN & AFB).

This meaning we have to pay more interest for the housing loan, good bye to lowest BLR rates ever. :(

Based on the total amount that I owe the bank, which is RM 207,900, I have to pay extra RM 43.31 every month for the interest or RM 519.75 per year.

The amount is increasing when I owe the bank more!!!

Two months after the last site progress update, we visit the Cheras Vista 3 again and expecting nothing much to view this time because the exterior of the Cheras Vista 3 houses are completed and only the interior works on going now. What is surprising me is the new Jusco in Bandar Mahkota Cheras, the new Jusco is progressing very fast, the exterior is ready with the trademark color. :) According to my friend, the new Jusco in Bandar Mahkota Cheras will be opened at the end of this April.

Tax Relief on Interest Paid on Housing Loans

In Mini Budget dated on 10 March 2009, the Government announced that house buyers be given tax relief on interest paid on housing loans of up to RM10,000 a year for 3 years.

The claim for deduction is subject to the following conditions:

the taxpayer is a Malaysian citizen and a resident;
limited to one residential house including flat, apartment or condominium;
the sale and purchase agreement is executed between 10 March 2009 and 31 December 2010; and
the taxpayer has not derived any income in respect of that residential property.

The tax deduction is given for 3 consecutive years from the first year the housing loan interest is paid.

The proposal is effective from 2009.

Magna Bay(Pujangga Budiman) New Project in Sungai Long

First of all, thanks to Adam for informing about the new project of Magna Bay in Sungai Long, named Desa Budiman Phase 4. According to him, the new project cost 448K for 75*24 (superlink house) and I did saw big a sign board when visiting the site in Sungai Long last few weeks. The sales should be started around Feb 2010.

The new development area located in deep inside of Sungai Long, in Desa Budiman, an area which is about 6-7km from Lebuhraya Cheras-Kajang. The access road condition is bad, especially the road started from SMK Sungai Long to Desa Budiman, road are uneven and a lot holes across the road.

This will be last progress in year 2009 before we entering year 2010. This is brand new year and definitely more things to do in the coming year, especially preparing my house to become my dream house.

From the completion stage list, only one last part of the construction related to the house itself, which is item 2(e). The Internal and external finishes of the said building including the wall finishes. The total completeness of the house is 50% right now.

Here is the update of the site, focusing on the the so called fence build by developer for Cheras Vista phase 2. To be frank, I was shocked when seeing the fence, the brick part is very low(should be approximately 15cm) and the fence looks very cheap, just a bit better than the green color wire fence.

The fence of TNB station even much more higher. Is it more important to protect the TNB station than the residents?

For Cheras Vista 3 progress, I noticed window being in placed for some units, checked out the photo below. However, some units roof tiles have not in place yet.

Went to cheras vista site today and only managed to take few photos before the "kapala" chase me out of the construction area. Luckily he still talked to me politely, anyway it is dangerous entering the construction site. I was told they work on everyday and even on Sunday, that's why the construction is going fast and we should not enter the site.

How long time to settle your loan "with extra payment"?

I believe most of the house owner will take seriously to settle their housing loan as soon as possible because getting a house is one of the biggest financial commitment in our life. The earlier we settle the loan, the earlier we release our burden and of course will save more interest.

So I used a mortgage calculator to calculate when I can settle my loan with extra payment every month. The end result is very interesting and excited because I only need 9 years to settle my house loan.

Here is the planning of the payment, the total payment = monthly installment + prepayment

For example: the starting monthly installment is 1,649.24, so prepayment is 1,350.76 which sum up to RM3000 per month.

Year 1 = 3000 every month

Year 2 = 3000 every month

Year 3 = 4000 every month

Year 4 = 4000 every month

Year 5 = 5000 every month

Year 6 = 5000 every month

Year 7 = 5000 every month

Year 8 = 5000 every month

Year 9 = 5000 every month

Here we need to make few assumption as well:

- Rate remains fixed for first 3 years

- The rate increase every 12 months by 0.250%

- Interest rate cap at 12.000%

- You are displined enough to pay the total amount planned every month.

First billing received...

Yesterday received the first billing from developer. The total amount due for the first billing is RM62,370.00

So have to start pay interest already, but not reduce the principal loan amount, because my loan is the semi-flexi types. The details of my loan can be find it here. Only can start paying installment / prepayment when the full loan released. Luckily the construction progress is very fast so can start to pay installment one year later, instead of two years time from the S&P.

While waiting for house completion? What shall we do?

Waiting for the completion of our dream house is not a easy task, especially for the first timer owner. Some people might just sit back to relax after the tired process to buy a house and wait for the house to ready. However, for me it seems to have more work to do, rather than just waiting.

I have list down few action items while waiting for the house completed.

- Visit the site & monitor the construction progress once per month. Monitor the surrounding development in BMC & Sungai Long area.

- Monitor the construction billing matters

- Renovations - survey the contractor, shops that selling cheaper, how to renovate the house, electrical appliances, furniture, decoration....phew.. That's alot!!!

- Investment to gain higher return, rather than putting the money in FD.

- Alternate income, part time? haha. Really expected alot money to spend when the house completed.

- Continuous update this blog

- Last thing and the most important: Enjoy the life! Life still going on, man.. :)

New Jusco in BCM & future school land

The new AEON Jusco shopping complex in Bandar Mahkota Cheras(BMC) is a hot topic being discussed in few forums such as lowyat and chinese cari.

This is definitely good news for the BMC residents and the investor. This new shopping complex is easily access and just nearby to the existing commercial area, Mahkota Walk.

It is very convenience for house hold shopping for BCM or Sungai Long residents. For me, it will takes less than 5 minutes drive from Cheras Vista. Awesome!!

Investment wise, I strongly believe this area will appreciate much more faster than last time as I always believe AEON definitely have a great team with good foresight of the future development in this area. AND, I am one of the lucky person to own a house there before the house price start appreciate. :)

Good News & Bad News??

When talking about this topic, different people may have different interpretation as they are in different situation.

The good news from my standpoint (existing Cheras Vista 3 owner) and bad news for potential buyer.
- I called to sales office this morning to check my billing matter and was told only left 3 units(circled in red). Two units are facing junction which is J10, J12 and last unit is the show house, F2 (corner lot)

- New Jusco shopping mall in Bandar Mahkota Cheras is under construction now. This area should be appreciate & develop much more faster now, a very good news for existing owner & potential owner, as the price for the surrounding area still not appreciate much yet and will changed when the Jusco is almost ready to operate.

EPF Withdrawal Process

Hurray!!! Finally got my EPF for paying my house.

EPF withdrawal process for buying new house is pretty easy and fast. From my experience, we took less than half an hour to submit our application, including go to different counter for document checking and application submission.

The process to approve the withdrawal is pretty fast for my case. It took 9 days(7 working days) only from the application submission till money being credited into my saving account. However, my wife case is taking longer time, which the status still in proccessing and not yet approve.

Hmm..I was wondering why so much different in terms of processing time, even though we submit at the same time, same counter, same people and same branch.

**** Update

My wife get her withdrawal on 16 July 2009, 2 days later than mine. Overall is fast and able to get within 2 weeks.

Getting loan for my property.

One month after paid the booking fees, we finally made the decision to accept the offer from Public Bank. The process of getting housing is not easy task for new buyer like us. We spend quite a lot of times to meet with banker, agent to know more details about the available loan types in market now. We learned numerous of the "new terms" during the proccess such as conventional, semi-flexi and fully flexi, FEC, ZEC, NZEC, lock-in period, penalty, etc...Wow, not easy man.

Below is the offer details that I got from Public Bank, which we think as the best offer we got.

Rates: BLR-2.2 Whole Tenure

Loan Type: Semi flexi, Free Entry Cost (FEC)

Loan Tenure: 30 years

Lock In: 5 years from full release

Penalty: 3% of the balance of facility

Prepayment: Any amount

No notice required

Redraw facility: 2 days written notice

Min 5k & multiple of 1K

RM50 per transaction (heard this can request to waive :) )

One request per month

Upfront fee: Bancruptcy search (75*2), Site Inspection (100), Stamping (20) = RM270

Advantages:

- Bank wellknown with efficiency (of course efficiency in chasing you to pay installment as well)

- The best rates being offer among HLB, Alliance, OCBC in terms of ZEC package.

- Semi flexi is more suitable for us because we are financial independent and we will equally pay everything for the house. Fully flexi feature might not useful for us because will be harder to maintain for both of us.

- Penalty is lower as it based on the outstanding amount by schedule, compare to other bank which is based on loan amount.

- No monthly maintainance fees to pay.

- Can use the extra money for investment instead of use it as prepayment. As the current housing loan rate(about 4%) is very low and any kind of investment can easily yield better return (>5%).

- If you selling your house in locking period and your house buyer gettting loan from Public bank, your penalty will be waived.

- The prepayment terms is straight forward, any amount will be treat as prepayment and redrawable.

- No need buy MRTA

Disadvantages:

- Have to pay upfront fee - RM270

- Withdrawal need to pay RM50, much more higher than other which normally charge RM10 only.

- Have to walk in to request withdraw money. Very far to go Taman Maluri branch and have to go during working hour too.

- Separate of the payment - Installment have to pay into saving account (or current account) and prepayment have to pay into loan account.

My thought:

Actually Standard Chartered bank can offer better rate but they declined my application due to SC not the panel bank of Cheras vista 3. I got to know other borrower able to get better rates from public bank, which is BLR-2.3(when we applied and was told will get this rate) even for lower loan amount. I tried to call the banker to ask for appeal but he is not very helpful to fight for better rate. So end up we didn't do any appeal and just accept the offer. There might be some factor caused us unable to get our desire rate, but we tried our best already and we just accept it. No point getting mad because of extra few hundreds per year. :)

The most important thing is we got our dream house.

My Dream House - Cheras Vista Phase 3

The story begin...

Starting from the year end of 2007, we been hunting around for our dream house. Initially we only targeted Puchong area as we stayed in Bukit Jalil. We used to go to Puchong very frequent especially hunting for nice food. We just love the Puchong area because it is self contain township which full with all kind of amenities and easy access to any part in Klang Valley.

However, we finally decided to buy our dream house which is located in another township due to several reasons. A place which we always heard about it, but never step our foot on it: Bandar Mahkota Cheras.

I received a flyer from my housemate as he knew we are actively looking for our new house and the project named Cheras Vista Phase 3, which is located in Bandar Mahkota Cheras. We decided to pay a visit to the show house on that weekend for the reasons: affordable price, elegant design, impressive show house. :)

We visit the show unit on 30 May 2009 and on the next day, we already confirmed to purchase by paying RM5k deposit.

It may sound too rush to make the decision, as we never know about the developer reputation(due to very limited info found in Internet), traffic condition during working hour, the safety and the surrounding environment.

I have to admit we were rushing to make decision that time, due to the next day is the last day to get the original selling price, before the developer increase the price for another 5K. Haha.

We are very desperate to get our dream house as well. :) We are very impress with the house design, layout and the quality of the material being used, and this is the time to tell ourself: Stop hunting for house now, this will be your future dream house! :)

And until now, we still no regret with our decision as we able to gather more and more information about the developer, project, the surrounding area and the potential growth of this area. We trust the developer from our observation and comfortable with this area and the last thing we are optimistic the future growth of this area.
